A six-week advisory engagement for relocated professionals and families who want a realistic search plan, a credible application and a careful lease decision.
Who this engagement is for
The guided search is for people moving to Germany—or leaving temporary accommodation after arrival—who need to secure an ordinary long-term tenancy. It suits employed professionals, couples and families who can attend viewings themselves but want experienced judgement around location, paperwork, landlord communication and contract terms.
It is not property brokerage. We do not hold private inventory, bid on your behalf, promise acceptance or arrange short-stay accommodation.
What we work toward
The practical result is a search you can sustain: a shortlist of suitable districts, a complete Bewerbungsmappe, a repeatable way to assess listings and viewings, and a reviewed rental contract before signature. Success still depends on local supply, your budget, household profile and landlord decisions.

- A 75-minute housing brief covering household, work location, commute, budget, pets, accessibility, school or Kita needs and Anmeldung timing
- A written search map for up to three cities or districts, including realistic warm-rent ranges
- Review of SCHUFA, proof of income, employment confirmation, identity documents and landlord self-disclosure
- Two live listing-review calls and written comments on up to 15 listings
- Preparation for viewings and follow-up wording in German or English
- Review of one proposed lease, including rent composition, deposit, index or stepped rent, notice and house rules
- A handover checklist for the Übergabeprotokoll, meter readings and keys
The six-week rhythm
1. Housing brief and boundaries
We meet by video or at our Berlin office. Before discussing neighbourhoods, we establish the maximum Warmmiete, acceptable commute, move-in window and non-negotiable household needs. You receive the written search map within three business days.
2. Application folder
You send documents through an agreed secure transfer method. We check clarity and gaps, suggest German labels, and help frame legitimate alternatives when a newly arrived renter has no SCHUFA history. We never alter evidence or encourage inaccurate declarations.
3. Active search support
You find and attend viewings; we help select worthwhile listings and prepare questions about heating, fixtures, cellar space, internet connection and the proposed contract. Written questions receive a reply within one business day during the engagement.
4. Decision and handover
When you receive a draft tenancy agreement, we explain ordinary clauses and flag points that merit a tenant association or German lawyer. After signature, we prepare you to record defects and readings at key handover.
Preparation and limits
Bring your expected net household income, employment situation, target move date, current accommodation deadline and any pets. Documents may be in English or German. Legal representation, certified translation, viewing attendance outside Berlin, moving services and landlord fees are excluded. Searches below locally plausible rent levels may need a revised area or timeline.
Fee and next step
The engagement starts at €1,480 including VAT for one household and one primary city. Multi-city searches or in-person appointments outside Berlin are quoted after the initial call. A 30% deposit reserves the start week; the balance is due after delivery of the search map.
