The Route from Brief to Handover
A clear advisory process that keeps the renter responsible for choices while adding local context at each consequential step.
1. Fit call
A complimentary 20-minute call establishes destination, arrival date, household, income situation and current accommodation. We explain whether our scope fits. We will not take a booking when the budget, deadline or expectations make the requested search plainly unrealistic.
2. Written housing brief
The paid engagement begins by separating necessities from preferences. Registration eligibility, commute, accessibility, pets, room use, school travel and total Warmmiete become written boundaries. That brief prevents each polished listing from resetting the decision.
3. Search map and application
We identify plausible districts and transport corridors, then prepare the application folder. You retain control of accounts and submit applications yourself. We advise on safer contact, legitimate requests and warning signs such as advance transfers before a verified viewing.
4. View, compare, ask
Before appointments, we build questions around heating, kitchen ownership, planned works, cellar or bicycle storage, noise and contract type. Afterwards, a comparison sheet makes compromises visible while memories are fresh.
5. Contract and handover
We walk through the proposed tenancy terms in ordinary English. Specialist legal concerns go to a tenant association or lawyer. At the Wohnungsübergabe, you photograph condition, record defects and meter readings, count keys, and keep a signed protocol.
